My wife and I recently sold our small ranch in Dripping Springs and moved to Nebraska to be closer to family. It was a 45 acre piece of property with a beautiful pond and a new 4000 square foot home. The home was unique in that the main house had only one bedroom and a detached “bunk house.” The bunk house had 2 rooms; a master suite and another room that had 4 built in bunks, a small living room and its own bathroom. We originally listed the property in August of last year with a young realtor that showed a lot of promise. It was only a 3 month listing agreement. After an unsuccessful and frustrating attempt at selling, we removed the property from MLS around the first of November. We vowed to do a better job of screening Listing Agents with a quest to find the best. We interviewed numerous agents. Consistently we heard the same ole’ pitch about the issues of selling a home with land, the issue with selling a one bedroom house and an insistence that we were expecting too much money for the property. Only one realtor focused on the real sales potential, Sandy Cary. Sandy came in with a plan. She recognized the issues, but instead of focusing on those, she spent her effort on the positive attributes. Sandy communicated her vision that included showcasing the home as a ‘Life Style Retreat.’ Sandy definitely understand the value of the Internet, but she also understands that the value of her vast network, both personally and through Sotheby’s. We listed with Sandy the first of February and within three weeks we had two offers. Sandy did a masterful job of negotiating and we ended up selling for 99% of our asking price.

Sandy Cary sold us our house when we moved to the Lakeway area in 2005, and she sold it for us when we relocated in 2016. Sandy is an excellent realtor; she is very knowledgeable of the market in the area and pricing. She was very helpful in suggesting the most opportune time to market our home and made strategic suggestions on upgrades to be made to our house to put it in competition with the new homes being built in our neighborhood. Sandy was always available during the selling process to answer questions. The entire process was facilitated by using a computer product that allowed us to sign many document online.
